Accommodation Terms and Conditions

These Accommodation Terms and Conditions (“Terms”) set forth the terms and conditions governing the accommodation services (“Accommodation Services”) provided through travelism.jp (“Website”).

The Website also provides travel information and other media content. However, these Terms apply only to guests using our Accommodation Services and do not apply to browsing or using the content published on the Website.

By making a reservation for or using the Accommodation Services, you are deemed to have agreed to these Terms.

Article 1 (Scope of Application)

  1. These Terms apply to all matters relating to the reservation, use, stay, and post-check-out procedures of the Accommodation Services provided by the Property.
  2. These Terms also apply to reservations made through third-party online travel agencies (“OTAs”), including Airbnb and Booking.com.
  3. Matters not stipulated in these Terms shall be governed by the House Rules, Guest Guide, notices, and the conditions of each reservation plan separately established by the Property.
  4. The Property is operated in accordance with the laws and regulations applicable to its business type. Guests shall comply with these Terms, the House Rules, and all applicable laws and regulations.

Article 2 (Formation of the Accommodation Agreement)

  1. The accommodation agreement shall be concluded when a reservation is confirmed by the Property or an OTA and accepted by the Property.
  2. Guests shall cooperate in providing guest information, completing the guest register, and undergoing identity verification as required by the laws and regulations applicable to the Property’s business type.
  3. If the required information or identification documents are not provided, the Property may refuse accommodation or terminate the accommodation agreement.
  4. If any information provided at the time of reservation is found to be false or inaccurate, the Property may terminate the accommodation agreement.
  5. Cancellation, refund, and reservation modification policies shall be governed by the reservation plan displayed at the time of booking or the applicable OTA cancellation policy.

Article 3 (Check-in and Check-out)

  1. Check-in and check-out times shall be as specified by the Property or the applicable reservation plan.
  2. The Property operates a self check-in system. Guests may be denied entry if the required pre-check-in procedures have not been completed.
  3. Additional charges may apply if the check-out time is exceeded.

Article 4 (Occupancy and Maximum Capacity)

  1. Only guests registered at the time of reservation are permitted to stay at the Property.
  2. If the maximum occupancy is exceeded or unauthorized persons are found staying at or entering the Property, the Property may terminate the accommodation agreement and require immediate departure.
  3. In such cases, no refund of the accommodation fee will be provided.

Article 5 (Prohibited Activities)

Guests shall not engage in any of the following:

  • Smoking anywhere inside the room or building, including electronic cigarettes and vaping devices
  • Causing noise, vibration, odors, or other disturbances that may inconvenience neighbors
  • Holding parties, banquets, events, or similar gatherings
  • Allowing unauthorized persons to enter the Property, subletting, or transferring the accommodation to others
  • Bringing pets or animals onto the Property unless expressly permitted
  • Bringing hazardous materials, explosives, flammable substances, illegal drugs, or any items prohibited by law
  • Using any heating or cooking equipment not provided by the Property, including charcoal grills and portable gas stoves
  • Commercial photography, video production, live streaming, or any business-related use of the Property
  • Damaging, defacing, or removing furniture, fixtures, equipment, or amenities
  • Engaging in any act that violates laws or public order and morals
  • Any other conduct deemed inappropriate by the Property for safety or operational reasons

Article 6 (Violation of the Terms)

  1. If a guest violates these Terms, the House Rules, or the Guest Guide, the Property may terminate the accommodation agreement without prior notice and require the guest to leave immediately.
  2. The Property may also terminate the accommodation agreement if complaints are received from neighbors, the building management company, the police, or other public authorities.
  3. In such cases, no refund of the accommodation fee will be provided.
  4. Guests shall be liable for any damages incurred by the Property or third parties as a result of such violations.

Article 7 (Cleaning and Additional Charges)

  1. If excessive dirt, damage, odors, vomit, or other conditions requiring special treatment are found beyond normal use, the Property may charge for special cleaning, repairs, restoration, and any other necessary expenses.
  2. If special measures are required due to a violation of the House Rules, the Property may charge the actual costs incurred or a separately established service fee.
  3. If a guest’s actions result in business interruption, suspension of reservations, reservation cancellations, or other business losses, the Property may claim compensation for such losses.
  4. If any furniture, keys, equipment, or other property belonging to the Property is damaged, lost, or soiled, the Property may charge the actual replacement or repair costs.

Article 8 (Lost Property)

  1. Lost property shall be stored and handled in accordance with the procedures separately established by the Property.
  2. If a guest requests the return of lost property, all handling charges and shipping costs shall be borne by the guest.

Article 9 (Disclaimer)

  1. The Property shall not be liable for any damages resulting from natural disasters, accidents, equipment failures, communication failures, or any other circumstances beyond its reasonable control.
  2. Due to the structure of the building, building equipment, or the surrounding environment, guests may experience everyday living noise, equipment noise, traffic noise, or similar sounds. The Property shall not be liable for any inconvenience arising therefrom.
  3. The Property shall not be liable for the theft, loss, or damage of cash, valuables, or other personal belongings under the guest’s control.
  4. In the event of fire, water leakage, equipment failure, welfare confirmation, or any other emergency, the Property management or its authorized contractors may enter the room without the guest’s prior consent.

Article 10 (Personal Information)

  1. Guests’ personal information shall be handled appropriately in accordance with the Privacy Policy published on the Website.

Article 11 (Amendments to the Terms)

  1. The Property may revise these Terms whenever necessary.
  2. Any revised Terms shall become effective upon publication on the Website.

Article 12 (Governing Law and Jurisdiction)

These Terms shall be governed by the laws of Japan. Any dispute arising in connection with the Accommodation Services shall be subject to the exclusive jurisdiction of the Osaka District Court as the court of first instance.
